Bookkeeping services in Langley, City and Township

Published on Published

Farms and wineries, food processing, trucking, construction supply and the retail of the City’s core, with the books done online.

By Orbis Accounting Ltd.

Short answer: we keep the books for small businesses in the City of Langley and the Township of Langley: monthly bookkeeping, GST and PST, payroll with T4s and ROEs, and T1 and T2 returns, for a fixed monthly fee. The work is done online from West Vancouver, in English or Mandarin, and the quote arrives in writing within one business day.

What we do for Langley businesses

  • Monthly bookkeeping, reconciled and closed every month
  • Farm books: the cash method where it applies, zero-rated sales and input tax credits
  • Equipment purchases recorded for capital cost allowance, and the proposed first-year write-off
  • Payroll, T4s and ROEs, and WorkSafeBC reporting
  • T1 and T2 returns from the books we kept

What is different about the books here

Langley is two municipalities with two different economies. The Township is mostly rural, with farms, wineries, nurseries and food processing, and the City is the commercial core, with retail, services and trades. A winery or farm gate shop mixes sales that carry GST and PST with sales that carry neither, and a tasting room adds liquor rates on top, so the point-of-sale setup matters as much as the books. On the Township side, equipment and land improvements are the large purchases, and the question is which ones are capital, deducted over years, and which are repairs deducted now.

City or Township: your Langley licence

The City of Langley and the Township of Langley license separately, so check which your address is in. The Township requires a licence for a home-based business, operated under the home-based provisions of its zoning bylaw. A tenant needs the owner’s authorization form, and a strata property needs a strata consent form. From 1 January 2026 all Township licences renew on the same cycle, expiring each 31 December. In the City, a home occupation must be run by a resident, can employ one non-resident, and cannot make retail sales on the premises. Mobile trades contractors can add the Fraser Valley inter-municipal licence, which both Langleys belong to.

Questions Langley owners ask

Do you serve both the City and the Township of Langley?

Yes, both, on the same terms. They are separate municipalities with separate business licences, but the bookkeeping is the same work.

Do I charge GST on farm products?

Many farm products and basic groceries are zero-rated, so GST is charged at 0% while you still claim input tax credits on your costs. What applies depends on what you sell.

When does a Township of Langley business licence expire?

Each 31 December. From 1 January 2026 all Township licences renew on the same annual cycle.

Can I sell from my home in the City of Langley?

Not retail sales on the premises: the City’s home occupation rules do not allow them. A home office or service business is a different matter.
